To ensure this quality, our turnkey homes are available throughout Tennessee, within a 200-mile radius of our branch locations in Summertown, TN, and Hopkinsville, KY, and within a 150-mile radius of our location in Hayden, AL. Please note that local building codes and concrete costs may require additional materials or expenses depending on the location.
Permit costs for building codes may differ depending on the location. However, we’re here to assist! We’ll handle the permit acquisition process and cover expenses of up to $2,000.00 for the permits.
The water and sewer connections will be stubbed out and ready for your utility connections.
Overhead power service will be ready for your local power company to make the final connection. Utility deposits, tap and turn-on fees, and other power-connection fees and impact costs vary by location and power provider and are not included in turnkey prices or covered by Summertown Metals. Underground power connection is available for $4,500 (Up to 100ft).
One year builders warranty to cover material defects within the first year. Rest easy knowing we’ve got you covered!

All of our turnkey homes come with a 50 Gallon Capacity 4.5 kW heating input short electric Water Heater. Additional hot water heater upgrades are available. Note: An on-demand water heater recirculation pump is a device that quickly circulates hot water through your plumbing system only when needed, reducing water waste and providing near-instant hot water at fixtures like sinks and showers.

We offer standard turnkey options included in the price as well as some available upgrade options to help you have the best idea for your budget. Any separate requests will need to be discussed with your Project Manager to determine cost and availability.
The standard one-year warranty includes coverage for material defects. It does not include wear and tear.
We like to keep things transparent! The turnkey price doesn’t include land, site prep, utility hookups, gutters, or appliances. Sales tax and shipping costs will vary depending on your state and the delivery distance.
On average, it takes about 5 to 7 months from the time you sign the contract to the day you turn the key.
Basic building permits are included. If you need help with additional site prep, we’re happy to assist and provide a custom quote once your deposit is in place.
System specifications vary depending on the size and layout of your home. We’ll go over all the details with you during the planning process so everything fits your needs.
We use 5.5 inches of open-cell spray foam throughout the entire shell of the home. It’s a great way to boost energy efficiency and keep things comfortable year-round.
Yes—there are two! You’ll have a “punch walk” to note any final touch-ups, and then a full walkthrough before closing to ensure everything is just right.
Of course. You’re welcome to bring in a third-party inspector—we want you to feel confident and excited about your new home.
You can visit as often as you’d like! We just ask that visits don’t interfere with the crew’s work for safety and scheduling reasons.
